Marketing a property is not for everyone. However, we believe you can do as a good job, if not better, than most real estate agents. You may become frustrated by the many “lookers”, the buyers that don’t qualify for loans, and the onslaught of real estate agents attempting to get you to list your property with them. “Press on” my friend. If you want to save a lot of money and market your property yourself, it will take some of your time, some of your money, and a lot of your patience. If you use all the parts of our marketing plan, we believe, you will be marketing far more aggressively and effectively than the lame low budget marketing that a real estate agent would provide for the GIANT commission you pay. If you are not willing to spend the small amount of time and money marketing your property, a real estate agent may be a better option for you. Now with all this negativity we will say there are hard working honest real estate agents out there. WE have met both of them!
The following are some common real estate agent answers to the common question, “What marketing do you do for that GIANT commission?”
The real estate agent usually answers:
- “We put cheap metal frame a sign in your yard”.
- “We put it on broker only Multiple Listing Service (MLS).” (Often the MLS is real estate agent only access, buyers can’t even look at it!)
- “We advertise our company in the newspaper, every week.” (Yes, their company may advertise every week in the newspaper, but ask how many times do they advertise your property in the newspaper? – it is not every week.)
- “We put you on a NATIONAL web site.” (Aren’t all websites national?”) Furthermore, don’t let an agent mislead you. Only a small fraction of sales come from out of town buyers. Most people buying are local.
- “We put you on our company web site.” Usually these websites allow potential buyers to only get information about your property if they contact that agent directly. The agent usually gets more money this way. Many buyers want information before they are willing to talk to the agent, thus, buyers move on to another more accessible property.
- “We don’t do open houses” Real estate agents will generally not hold open houses and if they are willing to hold open houses ask how many will they hold? Why do agents refuse to old open houses? Because they want to spend as little time as possible marketing you property, and still get paid The agent will likely tell you something like “only about 5% of homes are sold through open houses.” Well, yes this may or may not be true but if no one holds open houses none will sell! The truth is many real estate agents are not willing to spend their Saturday or Sunday sitting at your property.
